@Daren D Wagner Hey I'm here in NY and I foreign filed in WI to have my company recognized. 

Here's the problem and while this is purely theoretical, it is what I believe to be one of the great dangers we face in liberalism that I don't think we recognize.

We considered just selling it after recognizing that's what we had done, but then we ran the numbers and figured 18% return was good for a buy-n-hold (before cash out refi).

Keep in mind that I am at a place where my business partners and I own over 200 properties and I recognize that my Costa Rica properties don't or won't produce as high of a return as my lease option properties or my rent by the room properties in Arizona and they don't get as much of a return as my lease option or rental properties in the Triad area (Greensboro, Winston-Salem, High Point) of North Carolina.  

I'm not a domesday kinda guy, just recognizing the role of precious metals in an investment strategy. 

I do recognize that I have tax exposure on a $20k taxable boot as the purchase was $20k less than the sale.Thoughts?
