Once you get a few that look promising don't feel bad playing them off each other a bit at first.

I tried the lockbox thing ONCE, and after reports of "someone must have stolen mine" and "I promise I put it in there", that was over!

It is probably better to not over promise and under perform, especially if it interrupts peoples netflix!

What do you do with new tenant who gave their previous landlord a 30 day notice & needs to be in the unit on the date you promised them but now your existing tenant decided they don't want to move out & you need to evict them?

Just both scenarios that you stated in the last statement don't sound promising about these sellers.

If they do promise new equipment, make sure they indicate that on the written contract so you can hold them accountable as sometimes they can put in refurb anyway if they Forget to add that to the contract.

Hi all, I was looking at an otherwise promising property and I saw this photo with a couple of cracks in the wall. 

I have been reading on other threads about this same scenario and it sounds promising.
