After explaining to my aunt how real estate investing works I got a soft commitment from my aunt.I started thinking about all of the times I had a conversation with my family/friends (power base) who are personal trainers, lawyers, government workers who are high income earners and want to invest in real estate, but don't have the bandwidth to find solid investments.

Being newer at this and having low funds of my own, I would have to take time to educate myself on being a landlord and using low or no money to purchase anything larger than a SFR here which seems a lot riskier (dealing with tenants, property management costs, hitting the 2% rule, the unknowns regarding eviction moratoriums).As you mentioned, I wanted to take action and commit to this ASAP, and I knew that with the little amount of connections that I have so far, flipping would get me into this quicker than the buy and hold route. sticking to this strategy until I get comfortable before I venture into the passive income route.

You could set a Minimum Offering amount of $200k and once you received commitments of at least that amount you can call the capital in and start making investments.

The SWD only “warrants” against any defects/claims that occurred While the VA owned it....which would be from After the foreclosure auction until now, which is not when/where any title issues, if they exist, would have occurred.I would however, get my Own title commitment, and perhaps the insurance,from my own title company....as with Any other REO..
