@Osvaldo Granillo I've fired a contractor in the middle of a project for pretty much exactly that reason (kept dragging his feet and I became concerned if/when he'd ever finish the project, plus I had some concerns about the quality of some of the work).

I take really high quality wide angle photos of inside/out, so prospective applicants already have a good idea of the condition and layout.
