Many lenders, myself included, try to error conservative on this estimate. 

I have issued numerous notices included notices to pay, notices to pay (utilities), notices for violating their lease (smoking.. not shoveling).. the list really could go on.

There are numerous ways to find out repair costs - a good book, fantastic really, to read is Estimating Rehab Costs by J Scott.

The truth is, you could read 100 books and still not know enough because certain things need to be learned through trial-and-error.

@Eric Worral I just tried to check out the RentPrep website and I got an "Error 403 Forbidden" message you may want to look into just FYI.

Purely numerically, you are lengthening the time you receive sub par rent.
