There was a lot of trash in it to begin with, but once it was all cleaned up, some paint and new carpet turned out to be a great rental.

By some fluke, a seemingly good deal came our way, it's a messy home, little bit of hoarder action, ugly on the outside, outdated, bad roof, in probate and I'm not sure how to edge out the "We Buy Ugly Homes" people, how to put a solid offer in, or how to navigate the probate process.

Unfortunately the AOAO will not allow the carpet, which is in the bedrooms and living room, to be replaced with any other materials.

Replacing carpet with LVT, formica with granite, new bath vanity, new fixtures, recoating tub/tile, etc.  

(No need for them to pay for carpet cleaning, and scrub everything really great only to have you toss it all the next day.)

For example, I don’t do any carpet in my rentals, which makes for a higher up front cost, but saves me $$ in the long term.The forums are great for advice on cost-effective but durable finishes for rentals.

By unsanitary are you talking hoarder unsanitary or just messy? 

If you have carpet on the floors, also charge for carpet cleaning.
