They are a growing tech company and I suspect they will continue to improve.

I know in general that RV parks allow depreciation on land improvements, but exclude land which can be a good chunk of money.

Terms can vary from 1yr I/O to 30yr fixed, some will allot funds to complete restoration/ home improvements. 

Units need LVP flooring, lighting, electrical and vent improvements, kitchen cabinets, HVAC upgrades, windows, etc.

Do I think they'll improve as more folks move to the area?

Meaning, if it breaks even now and rents go up each year, then it will only improve.  

As my lease is worded on that matter, a tenant cannot do any "upgrades" or "improvements" to the property that they then expect to be reimbursed for.

I just want to make it clear that I do not want to go back to W-2 job bc I find very valuable in the free time that I get to read and improve myself on other things.
