It is not 100% up to date, there’s been instances I call the potential sellers and their house has already been taken by the bank for instance…There are trainings out there that show you step by step how to use it.

Every time i put an offer on a house, i get told that the agent or the seller will not allow assignment, which kills the deal immediately.

I have a 4 bed/4 bath unit in a college town that is in a complex that is popular with international students.  They look for units that are furnished.  I bought it, a few years ago, and it was sparsely furnished but ...

Is it just the clearing house for VA not FHA?

Or you could sell and do a house hack on a duplex to 4 plex.

How does the condition of the house and its features relate to the area?

If I buy a house for $100k and arv is $200k is it a good deal?
