We've got gas on the property so the cost to heat it in the winter months shouldn't be too bad.All that being said, does anyone have someone in either trade that you've worked with and strongly recommend?

For those that have properties with window units, do they have heat as well?

Also, all this inflation and stretching of the average family budgets is going to cause fear - especially once people are paying outrageous natural gas bills in order to heat their home over the winter - and that will lean toward the momentum of price lowering in my market, no doubt. 

I don't think the market will heat up again for the rest of the year.

For plumbing I use TP Howard and for HVAC problems you can try Messer Heating and AIr or American Air.

Typically I do not worry about leaks in a pier and beam house as the fix is typically very simpleBe sure to budget for the worst case on mechanicals such as the hot water heater and ac/heat system 

It's unfortunate, but if the tenant doesn't have any skin in the game on utilities, it's easy for them to ignore things like running toilets and leaving lights and heat on.

Then once guys start to see I'm active with a team the raising capital part will be way more fluid.
