That being said, I am starting a job search and seeking advice on the Careers I should be looking into/applying to that could benefit my journey into eventually buying real estate myself. 

With all these reasons and more shouldn't  all of us investing in long term rentals be seeking to increase these types of areas and invest in them?

In my opinion it looks bad for any investor to go back to the lender seeking more funds for a project.

The financing you're seeking is a bridge loan where would go in at 65-70% of the ARV issuing a rehab hold back for you to draw down on and complete the project.
