That negative statement is about you, not about them, and you definitely come off as some kind of scam.If you're trying to do this business with no money or investment of your own, then you're very new in the game and this type of transaction is what hurts the reputation of investors. 

I just don't see negotiations as a zero-sum game.

@Dolly La Salle Those numbers will vary by the type of property you’re looking at.Our portfolio is 50 to 80 years old and we expect about 10% of gross rents in maintenance. 5% is a good vacancy rate.

I have no W-2 income, but my wife does and i have strong cashflow.Would it be better to go for a portfolio loan or go through each one individually?

Despite what many people may lead you to believe, building up a real estate portfolio takes time and discipline--it doesn't just happen overnight and that goes for any market (no matter how inexpensive or expensive it might be).
