Appears some areas still offer rehabbing as a viable business model but for the most part, buy-and-holds more popular especially with depressed home prices elevating investor returns when compared to CD's, stocks, bonds, etc.

If you plan to hold the project indefinitely the extra value is large, especially with rates so low.I suggest that you model both scenarios and do so in a very conservative fashion.
