We are just partial to Palm Bay Area.It’s been about 4 weeks and waiting to receive addresses to choose from.The homes in Poinciana seemed to have more eye candy ,recessed lighted ceilings in the master and fixtures were of fancier style than Palm Bay Area homes2 different builders of course but Palm Bay is close to beaches the other cities are 45 minute to an hour drive.

If you are told your job was keep an eye on the property and follow the language in the lease that is on file, what would you do in this situation?

In my eyes the house needs quite a bit of work, mainly cosmetic, but with a few concerns regarding electrical, plumbing, and fuel tank. 

Get boots on the ground so you can keep an eye on things.

Having the second set of eyes that knows your target area and analyzes deals on the regular will be of significant value.

Examine each one on its own with fresh eyes. 

You got to go into these price points eyes wide open and accept that fact.

Maybe you haven't Purchased yet and are waiting for the butterflies to leave you stomach so you can finally buckle down and start using those Bigger Pockets Calculators and punch in some of those zillow listings you've been eyeing to see if they're worth it (currently my position lol) Im a new forum poster and also bright eyed and bushy tailed in the world of real estate, looking to hopefully gain some real world insight to couple with all the technical aspects of real estate investing!

Still working a w2 job but landlording for the last year opened my eyes to the possibilities of cash flow investments vs. 401k.

I agree with @Marcus Auerbach that you need to find an agent you can trust to be your eyes and comp-delivery system to make sure the deal is correct.
