Choosing a hard money lender

What are things that I need to be aware of when choosing a hard money lender?  Are there any specific questions I should ask?  Do you have any recommendations for good ones?  Thanks in advance for your response.

the well known HML will have good websites a brick and motor.. will not ask for up front money other than appraisal and credit report.

what you have to be cautious of is the FAUX lenders that are advance fee pump and dump .. tons of those out there.

they advertise rates to good to be true.. their English is a little off.. they have no real presence. etc.
