Why not negotiate a discount on the sale and then convert to oil with the savings?  

Eventually it goes back to the state.

I'd be more than willing to give someone future considerations in the deals I will eventually be doing as a way to repay them for the knowledge gained as I believe in treating people fairly and would never expect a business owner to have to give something and get nothing in return. 

Since they are successful with their business model, the bank keeps raising the limit on their credit line.This might be a similar option to portfolio lending to start small and eventually grow. 

Our current interests are wholesaling and fixer uppers and eventually we would like to have some rentals.

I called the 401k plan administrators and they said that currently my plan does not allow me to convert those pre-tax dollars into the Roth plan.
