Everything else I had gotten was thru hud.I was struggling to hit my target of 3 this year (had been stuck on 2 since june/july) and then put in some offers with some other realtors that worked at the same agency as the listing agents.

Your goal in marketing is to identify your prospect pool, target them with effective messaging, and remain in contact over time so your message is there at the time that THEY have the need/motivation (OR if you've been developing a great BRAND, they will hopefully remember you - and how to reach you - even if they are not seeing currently seeing your marketing message...).

Fortunately, I wasn't hit very hard by the market as many were during that time period.Lots of new tools, easier and less expensive to get data but mostly people trying to put a new face on the old.
