Depends on how cheap we are talking.Option #1: On the cheap-Get a google voice # with the local area code-Pull data (owner name, property address and mailing address) of properties from your local property accessor website (CAD, GIS, etc).

I'm not there, but I wanted to encourage you with a few ideas for your own market research in case no one else chimes in: 1) Look at rental listings via rent.com, apartments.com, realtor.com, etc to get an idea of vacancies. 2) Check population growth.3) Contact the local chamber of commerce or economic development committee and request data. 4) Talk to a local property manager who holds properties there, request time to fill, vacancy rates, etc.

We made nothing on the appraisal and the borrower paid using the link sent directly from the appraisal management company (AMC).Adding the layer of independence using AMC's has only driven the cost of appraisals up.

Looking for advise if anyone has any leads on cost effective skip tracers who use TLOxp.I used some fiver providers which were very cost effective, but definitely did not get TLO data (Despite claiming to).Any recommendations are highly appreciated.

Agree, taxes in the city of Des Moines are fairly high, but you still shouldn't have a negative return on ALL of the deals, if you are able to get all the correct data on the front end.

Covid, the lack of housing inventory and probably the increase in the number of in town properties used for short term rentals have really put a squeeze on long term rentals and driven rent prices up significantly which is offsetting the higher price of properties here and helping investors stay profitable.
