Any Advice on Dayton, OH??

Does anyone have any insight on investing in Dayton, OH? Looking at a deal in Old Dayton, that I’m hoping to house hack, just wish I knew more about the neighborhood.. 10 minutes from downtown, Main Street is Salem Ave.
