Hello Team,Currently I purchase distressed properties, flip and resale. 

I am currently at a stage where I have quite a bit of cash saved up but I am at a limbo where I am considering if I should keep on saving and learning, or if I am ready to start taking the next steps. 

That said, we’re currently cash poor.

I am currently looking to buy my first property in the DFW area (Plano,Frisco,Allen) and am looking to connect/hear from others. 

We are transitioning to nicer properties, but a few years ago I likely would have jumped at this offer (and I may still purchase it even though it is not my current buy criteria).  

I am interested to hear what others think, their methods to finance, tools they use and if they would go for it.I might be able to bring some other financing from family but we currently have about 140k to put down (yes I know that's low). 

I suspect there is something about the current deed that concerns the insurer which is probably why they're requiring the affidavit.

You should currently be getting 10 - 12 month estimates to compete a typical 2300 sq ft beach house.

I really enjoy technology (my current profession) and am wondering if I can be a resource to others who are less tech savvy and can perhaps be a sales oriented resource for me.
