I am 52yo, a full time nurse and will not be leaving my job, but I would like to decrease the amount of hours I work.My dilemma: I currently own my own home (I owe about $165,000).

so little update, we're working with my broker/underwriter to find out if having the current tenant sign a new lease with my wife's name added to it would satisfy the requirement, (our side only requires a signed lease because it's a "new rental" so perhaps the other side would be "new" to my wife.

@Sean HaranRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

I currently have my 3rd house with them under contract at the moment.  

I am currently a consultant and I have a CPA but I am hoping to break into real estate investing initially on a small scale and continue to expend my real estate portfolio until it is a full time occupation.
