@Sean HaranRecommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.Check out NARPM.com, BP’s Property Manager Finder, etc.Also, encourage you to learn from the mistakes of others - by reading posts here on BiggerPockets about owners not having their expectations met by their current Property Management Company.

This gives the Owner the best of all worlds - SF or STR/LTR - enabling keeping the home affordable for home owner while also providing an affordable place for a friend or family member to live, all while having privacy for both.The 30% is just the difference between the total of my experienced estimate of what the build would have cost just 3 or 4 years ago plus a factor for the current period of inflation, versus the total of the bids that came in.

Point being - if appreciation is close to equal to the interest paid on savings (5% currently) - wouldn't it be much easier to take the 5% from the bank with no headaches associated with owning the property?

@Beth Crosby this isnt an issue for a DSCR cash out product vesting under your current LLC but leasing the unit to a company you own rent the property will be an issue with most lenders.
