Not a big fan of guru's.

It's worth noting that it's certainly possible that the 8% fee structure is only feasible for my company since the market rents in San Diego are as high as they are.Even with that being the case; I'm still not a fan of incentivizing vacancy, frivolous repairs, and late payments from tenants.

i actually am not a huge fan of farmers, if you ever have been in the unforunate situation of having to file a claim they nickle and dime you and wear you down.  

Most mortgage payments will generally include the property taxes and the homeowner's insurance paid directly through escrow (and if there is still a mortgage on the home, then you can virtually guarantee that property taxes and homeowner's insurance are being paid - in worst case scenario, the lender will pay if the owner refuses to do so, and add it to the balance of the note.)Contract clauses are all nice and fine and dandy until the stuff hits the fan... then you realize that contracts are only worth your willingness to litigate over disputes.

I am a fan of building lists/leads organically, I just keep seeing a lot about ListSource and it sparked curiosity.

I'm not a huge fan of postcards personally.
