Usually the GC will have suppliers or vendors they can coordinate with for the best deals.

Yet I listened to an interview yesterday with Henry Washington and he said that you can at times, make up to 10 offers in a week just to find the best deals.

I wouldn't advise putting all $80k in your first deal.

Lots of properties that are 2nd homes, self-managed by owners who are just hoping to make a few extra bucks, not running a serious business.
