Hello @Hil Hernandez.From where I sit, PMs and their inspectors and maintenance managers aren't necessarily taking time to review the bill.

It actually isn't a bad deal, we get to collect unemployment to keep paying the bills, we keep our benefits, and we have a job waiting for us on Monday 4/27.

No to the smoke detector safety issue , just replace and deduct cost of hardware usually you can't bill for your time if you do it yourself.

And living as frugally as possible to either pay off debts (credit cards being most important, student loans tend to be big monthly bills as well).Additionally, as a real estate investor, your first deals are likely to be reasonably small, 1-4 families.

Or, did you have to come up with 20% of the acquisition price of $70K, which is $14K; did you have to foot the bill for the $35K reno costs yourself? 

The way I see it, we probably won't see any income coming in on any of the units till possibly Aug-September and by then we'll have burned thru all reserves and roll right into tax season and be facing fat tax bills due.
