If you are worried about a mean old house tripping someone and getting you sued as the owner, i can only assume you have an llc for your car since they are far more likely to be involved in an accident where you might get sued.

I have a 7-day digital thermostat that costs 1/4 as much and only requires me to touch it four times per year [ 1) turn the auto heat setting on at the beginning of winter and 2) off at the end of winter; and then 3) turn the auto cooling setting on at the beginning of summer and 4) off at the end of summer].

Amateurs or the poor I suppose think they have to negotiate any price on an investment to make it valuable to them, try buying a round lot (100 shares) of United Tech or O'Reilly Auto or 3M stock and see how your negotiation goes.
