Direct mail is definitely effective but it needs to be done in a professional and consistent manner.

If you contact them in 6 months, and they recognize/know you, and their situation has changed to where they need to sell, you stand a much better chance of making the deal happen.If you're trying to fully cover an area, the Deal Machine app is pretty good, but you need to consistently do it to justify the expense. 

There's so much in Real Estate that it would take a lifetime to master each and every aspect. 

Even though prices aren't as low as some other markets, especially midwest, I find the rental market to be consistently strong and growing...

This applies to all aspects of investing and just about anything.

The rental market is still very strong here and we have leased 40+ homes each month for the past few months which is consistent with our year over year numbers compared to last year.
