Every MLS I have belonged to (In Texas)  views posting the SOLD Price was Mandatory - Not Optional.

I've never financed a house like this before and the devil is clearly in the details. $1,350 would have been a great amount to save! 

I’m sure will look at the property but I’d want my own Detailed inspection.

He thought he was offering me great job security but from my view point he just wanted to totally rip me off and work me to death for peanuts.

It sounds like any other sale, even though it is being done by auction.  90 days is Plenty of time to get financed, but you’d have to make sure:It’s zoned as residentialIt will appraise for your bid priceYou can have access for insurance and lender inspections/appraisals.It is in good enough condition to get a conventional loan, or you could take a shot at a 203k or Fannie purchase/Reno loan.The auction terms/details Should tell you if this is prohibited for some reason.  

I hated having to use someone for offers, or to view, or to post on MLS. 

I thought the courses were great, very detailed and your wife can work at her own pace.

The tax stuff will probably be necessary to consider (though probably a bit boring) especially in view of the new tax laws and how they affect RE investments. 

If I was you , I would ask my agent to provide 3 or 4 comp nearby (with in 5 mil) with detail expense so to  analyze.
