@Andre Crabb just FYI, most of the area from the center dot to the upper right corner is Ft Bliss.

We believe this area is still not ready for STRs but the convention center and shopping outlets are close by. 

I have a strip center in Texas we are thinking about and wonder if this is a typical first step to feel out good broker candidates.

I would go non QM and try to stick with 20% down and 30 year amortization.In Metro Atlanta, that could get you 10-25 units depending on how close you are to city center.

In my experience working with house hackers and investors, the majority of the questions center around financing the deal.

Vicinity to DC, many distribution centers(business friendly), low property tax and landlord friendly etc.

Try calling / emailing the testing center to ask for specifics. 

My neighbor and I are recording the walkway between our properties as an easement such that we can build walls 2 feet away from the property line which is right on the center of the walkway.

My grandpa is 86 and my grandma has dementia and has to go into a skilled care center.
