I would do nothing beforehand except obvious safety concerns-broken windows and loose or missing rails.

I have a decent down payment saved, and don't want to miss out on an opportunity to invest in property while the interest rates are so low.

I'm pretty good at figuring out what's missing in an area and what would be a great fit based on site specifics. 

RATIONALE- Current lender doesn't offer HELOCs on investment properties- Favorable rates/terms on primary residence HELOCs- June/July 2021 is the absolute soonest I could move into the homeCONCERNS- Waiting 8+ months to start growing (missed opportunities)THANKS IN ADVANCE!
