We have gotten our feet wet with a bit of fix & flip, some buy and hold as well.

While I'm certainly open to eventually investing outside my localish area (even out of state), I think I'd really like to focus on my local market for my first couple deals to get my feet wet, with local investors who can walk me through the process.

*"cough" your pocket* if you have done the math and it cash-flows as it should. but again with 2 little ones you will need to balance out  time/work involved to manage the property. i would also suggest looking for a MFP  that is FSBO and see what type of deal you can negotiate with the seller you may be able to get it without a bank,  ei. owner/seller financing. i hope there was help some where in my rambling, best of luck on your REI adventures,jay,

Right now we are just doing some short term secured loans,not large amounts but enough to get our feet wet,wee mainly started because when we first started we got flustered because Thur our education they always made it seam there was a hard money behind every tree!!

I really want to get my feet wet and learn this stuff but it seems that unless I go out and do it, i wont' learn.

I have a passion for investing in the stock market and desire to get my feet wet in the real estate market in order to reach my financial freedom and get out of the so called rat race.

This seems like an excellent market to get your feet wet and sink your teeth in.
