I have learned to make the description short, spell out phone numbers or web/email addresses, and dont use bullet points, paragraphs or any other post-1970 computer markup.

Go find some neighborhoods you'd feel comfortable investing in then a connect with a reputable property manager to discuss your other concerns (vacancy etc.). 

@Tomiko Graves greetings,I recommend that you use a reputable tenant placement agency or property management company that has experience in subsidized housing programs. 

Most of the really well established guys are booked months in advance and can charge top dollar based on quality and/or reputation.

Sounds like a timeshare, which don't have the best reputation. 

I can agree with @Mindy Jensen , I have that language in my contract also, but I still worry about having upset buyers and a tarnished reputation.

Grainger also has them, and you probably shouldn't pay too much more than Grainger's "web price" for it.
