Fractional ownership of vacation homes as an investment.

Fractional owenership of vacation homes - anyone else WHO has done it and what is your experiences? I bought into this : http://www.halcyondevelopments.com/halcyon-retreat and so far it seams very promising. It offers me the option of using the the place for one week a year, if I weant to, and it offers a fair ROI of 8% interest. Now I love the idea as I get to use a luxury property without having to own (which I cant affort) and I dont feel I have to use it as I just get a higer interest if I dont. So it is not like most fractional ownerships where you doint get the Investment part of it. What do you Guys think? Anyone else doing this? Anyone knows of a thing like this in Italy ? I'd love a part of an Italian home.

It sounds like a timeshare to me also.

That is great if you are going to use it for family vacations but it doesn't sound like a good investment.

I bet their are annual fees associated with this so that you can't  make any money renting it out.
