The biggest challenges with Turnkey providers:1) Terrible renovation work - we've taken over many properties that investor bought turnkey and they were shocked to learn the true condition of their property from our TakeOver video.

., plus a few YouTube videos you might be able to self-roof the place.It's not Rocket Science.If it's tar or membrane it will probably take a professional to do it though.But if it's just shingles, many people do that themselves.Plus i'm surprised they made a loan with 4 layers of shingles, and in such bad shape (if they are shingles).Good Luck!
