We recently had to transition our short term rental to a long-term rental due to our city banning short term rentals.

This may be a newbie (silly) question, but if you decide to transition your second home into a rental property - do you have to refinance your mortgage into an investment instead of second home? 

Will you be part time initially and then transition to full time?  

I INVESTED INTO THIS TYPE OF DEAL BECUASE I AM TRANSITING OUTSIDE THE MILITARY AND WANTED A PLACE TO LIVE TO GO TO COLLEGE FOR CHEAP.

Society is transitioning into a culture of zero attachments, anchors, it may even be the flexibility of payments.Short Term Rentals are new, different, and perhaps mysterious in its future.

During my transition, I would like to invest in long distance real estate because should everything go as planned, I will once again be stationed in Oahu.

Later, transition to other strategies once we get more experience under our belt. 

It's a less jarring transition into investing (emotionally and financially, haha). 

I have nearly 3 years of continuous W2 earnings from a very stable, well-paying job.If anyone has experience making this transition and still being approved for FHA financing, or experience underwriting any similar cases, your feedback is greatly appreciated and I thank you in advance for seeking to help out others in the community.

It seems to be as a good way to transition into real estate while still earning a salary.
