Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $637,900

BOUGHT THIS PROPERTY WITH MY VA LOAN WITH AN INTREST RATE OF 2.75%.

What made you interested in investing in this type of deal?

I INVESTED INTO THIS TYPE OF DEAL BECUASE I AM TRANSITING OUTSIDE THE MILITARY AND WANTED A PLACE TO LIVE TO GO TO COLLEGE FOR CHEAP. ME AND MY BUSINESS PARTNER WANTED THE SAME THING. SO WE DID IT!!

How did you find this deal and how did you negotiate it?

ME AND MY BUSINESS PARTNER FOUND THIS DEAL THROUGH THE MLS OF COURSE AND THE LISTING PRICE WAS AT 650K BUT WE NEGOTIATED

How did you finance this deal?

THROUGH THE VA LOAN (VETERNS UNITED).

How did you add value to the deal?

WE ARE GOING TO FIX THE YARD AND ADD A GARAGE.

What was the outcome?

THE OUTCOME IS GREAT FOR ME RIGHT NOW, LOW MORGAGE THATS WHAT I WANTED.

Lessons learned? Challenges?

I LEARNED THAT CLOSING ON A LOAN IS A NIGHTMARE. ALSO, ITS EASIER TO GO ON A DEAL WHEN YOU TRUST SOMEBODY TO HAVE YOUR BACK AND THEY HAVE THE SAME GOALS.
