Her realtor has made false claims such as we have to stage the house (she is allowed to tell us to take something down, move furniture, etc.. to their standards), we have to leave the property when they are working on it/showing it; If the house were to sell during our lease, we would have to leave the property because of the "right to occupy", or that the new landlord would be able to modify the lease.

I don't think you really have an "either/or" problem; you have a opportunity to get exactly what you want:  a good tenant (based on your standards) at the rent amount you require to meet your financial objectives.

If they don't also step in to give the mortgage lenders, the services and the aggregators a lending facility to cover all these up coming defaults, then the rates will stay high until that is done.I believe they will be doing this soon, which is why we believe rates will be coming down in the near future.

This is somewhat similar to a fast for restaurant; if Mcdonalds didn't enforce minimum standards of cleanliness and operations, a few badly run franchises would end up lowering sales volume across the chain.The issue seems to be when STR operators feel that AirBnB has unjustly taken the side of the renter when the operator has perceived that he has done everything correctly and the renter is just taking advantage of a situation, such as he really wants to cancel a reservation past the cancellation period and so uses an excuse to get a refund.

You might try owner financing or find another partner, if you don’t have all the cash available.That area of Vegas should be expanding with the Raiders training facility going into that area.
