That says two things I believe; one, that each market can have its own dynamic and ratio and two, that you probably have to watch the trend in this ratio over a longer period than just one year.

My name is Raphael and I just turned 22 in the DC area.I have successfully closed 3 wholesale deals currently, but came across a situation with 2 Multi-Families that seemed to need a more creative approach.Check it out..I have a seller that owes 2 Multi fam buildings.Wants to sell for 1.2 Million.Willing to do Lease Option or provide seller financing.Needs at least 600k Down...Now..I have a NY Buyer ready to put down 750k and purchase it total at 1.4 Million.Obviously financing the rest.1,400,000-750,000=650,000What is the best way to work this deal out so I can provide a WIN for everybody and still make Big Bucks!

Right the MMI on FHa is now for life if you put less than 10% down but realistically only maybe 2% of people using FHA put more than 3.5% down unless its for a strategic reason.If you have superb credit I would recommend you use 5% down payment and payoff the MI through whats called single premium lender paid mortgage insurance this is done by raising the rate high enough to absorb the mortgage insurance for instance instead of 4.75% you can opt for 5.125% and it will pay for the MI off for the rest of the life of the loan, or you can keep 4.75% but pay the SPMI in cash, or pay the stereotypical method of monthly mortgage insurance.If you're going from FHA to FHa refi thats a different story (streamline FHA refi).

Website generates about 5 leads a month or so ($100/mo Adwords) the rest I get from agents and networking.If you are timid on the phone paying lots of money to get your phone to ring is probably not going to pay well.
