We are considering, if successful, purchasing an additional property/rental for grad students (hopefully less wear and tear) and what seems like a consistent rental market.

Remember that once you purchase the property you are paying debt service, property taxes, etc. before you are even shovel ready, and during.  

Purchase price: $135,000 Cash invested: $81,000 New resort in Punta Cana area.

Purchase price: $50,000 Cash invested: $40,000 Sale price: $47,500 Cute investment property and handyman project in a small town in Arkansas.

Purchase price: $376,000 Cash invested: $20,000 House hack owner-occupied investment turned to long-term hold.

Plus as they buy more, the price of gold goes higher making it harder for them to purchase and increasing the value of our reserves.  

So, you have to determine the value in forming a new LLC when you do a new purchase.

I am not a fan of selling anything once it has been purchased and stabilized- but that’s just me. 

And yet another, recording a memoradum of purchase agreement to cloud title and then not releasing the memorandum in order to hold the property hostage for a fee, is a serious legal issue.And another, signing a purchase and sale agreement without the intent or ability to close, is fraud.
