:)In all seriousness, you don't find the actual and true ARV by looking on Zillow and them telling you that shows just how inept they are.To answer your question, in TX, you have a non disclosure state and as such, the sold prices are not made public record so you get NA or "Null" on Zillow.

If you have access to MLS, you can pull cash buyers and through public record and skip tracing, you can cold call them to get them on your list.

Its possible I would only hold the California properties in a trust and skip the LLC (but cant I change the beneficiary without any public filing?).

"Evicted", the latter of course involving legal proceedings that are automatically placed on public record.I'm thinking you can do the "Cash for Keys" and at the same time put out a warning for any future landlord who does any due diligence on prospective tenants, such as checking their credit report.

Finally, with the use of Trusts while establishing these structures you can add a level of anonymity by removing your name from public record.I would say that it's important to find an experienced attorney who can look at your assets and show you what your exposure is, and from there you choose what you are comfortable with regarding your risk and assets.
