So my lease doesn’t end till the end of this year. And I am really wanting to house hack a multi family but on Zillow, trulia, and realtor there are non around me less than a hour away. So I’m trying to figure out if I should talk to a real estate agent now to see if any multi families are around me or wait till around 3-4 months before my lease is up.

@Chance Brookins buying a primary residence is a process.  Took me 2 years to find mine.  Doesn't mean it would take you that long.  Now if you are not buying in cash I would start with getting a pre-approval from a lender.  Get the money figured out as that would determine what areas and or price points you should direct your energy.  Once you know what you could afford enlist the help of a realtor and or local wholesaler to find a deal that makes sense for you.  Don't limit yourself to a duplex or a 3 unit be sure to include 4-units as well.  The additional income may help you get approved for a higher amount with lender underwriting.  Especially if the other unit(s) are already occupied.  All the best.  Persist and you will WIN!!!!
