Sometimes things change, but it's always best to have a clause stating that if the product is to be built different than the design, they have to clear it with us or else they may not get paid for that work and any re-work.We've had many issues like this before and unfortunately, you just have to learn from them sometimes.

Their service and products are awesome, but their underwriting is slow.

But as far as your general questions: I would guess that refinancing into a conventional loan and getting out from under the MIP would be a productive move.

I have a fourplex on one of these fourplex/duplex streets, and I think you are on track in that they are products of the density zoning in some areas.

It's about 50% of our total production.

It's not productive to fight for damage reimbursement in Small Claims court and at the same time no way to stop somebody from not paying last month's rent when they given Non Renewal notice.

What I can tell you is that most of the smaller builders are building some of the worst product I have ever seen.

Plus this lender's product is a 40 yr loan with 10 year interest-only at 4.25% and then 30 yr P&I at 4.25. 

I've always taken the approach of providing a great product in a good location (close to blue line and highway as you mentioned).
