I get all my postcards printed from them which I have found the cheapest anywhere.

Also, look over the fine print in the agreements, some companies bury extra fees in the fine print.

I have a couple of suggestions. 1st learn to do the search yourself maybe pick a property do the search print out the stuff you find or make note then pay a title company to do it and compare results.  2nd pick the ones you like based on surface value then 3-4 days before the sale when the list is smaller pay a title company to do searches on your favorites.

Besides giving you actual sold comps (I know the data is correct as I had my realtor pull the same comps for me a few times and everything was spot on) they have capabilities of a basic CRM, skip tracing, and you can build marketing campaigns including direct mail (you can design the mailings, order them through the website to be printed and mailed for you) and ringless voice mail which you can record and manage right there as well. 

Please please P L E A S E make sure to hash out who has what responsibilities and when. if you have to print out a cleaning schedule and have the tenants hash out who does what, do it.

I started out printing letters and stuffing envelopes and hand addressing them.  

To achieve what you want, you will need to print everything out for the contractor, inclusions, exclusions, etc.

Read the fine print, understand the credit card structure, and you will be fine.
