locktite(blue) on all door knobs, smoke detectors with 10 year batteries pre-installed so tenant cant take them out, make SURE toilet has no play in it or rocks, pre exterminate...use fipronil roach gel for all the roaches not listed on lease that they bring with them.

That is why wholesaling ad bird dogging are popular among new REI, that have little or no cash to start making deals.2) Don't really know about the wholesaling aspects of REO because I don't know of anyone that has been able to get a bank to sign an assignable contract.
