@Paul Dalton Think of the insurance agent market broken into 3 areas;1)  State Farm and Nationwide agents are referred to as "Direct Writers", meaning they only represent 1 company.2)  Independent agents - Reps for 10-50 companies.3)  Tweener - Erie is represented by independent agents, but Erie, the company, will only partner with small agencies as they want to be the main choice for that agent.  

In most cases it doesn't split total assets in to categories (sometimes in does), but it would say something likeTotal estate: $300,000 Total outstanding credit: $20,000These 300k can be cash, bonds, stocks, real property, cars, etc...Do you just assume if deceased has good number of paid out estate, that its reasonable that some of these are real property?

I am trying to find out if I can get a list of properties that are being readied to be sold at the tax auction.If I can start marketing to such owners that have outstanding tax liabilities associated with their properties,and can buy the properties before they go to tax auction, what paperwok is involved that relates the transaction to the taxes that need to be paid?

But I would say it would be difficult to use an exact number for a balanced market nationwide given that demand is highly localized. 

@Anson LauAnson,Have you looked into nationwide portfolio lenders?

You'll need to contact a local title insurance company, pay for a title search, and go through it with them to understand all outstanding liens to make sure they are all included in the foreclosure documents (i.e. the foreclosing attorney didn't miss one). 

They claim to have nationwide MLS data which stood out to me along with a TON of data points and lead campaign tools.
