I have an in-house property management team and it works - I like it because I can control costs, be quick and actionable on delinquencies and other things that may come up.  

There is no need for you to get involved, and telling them this is your best course of action.

Is there any proactive action I can take to highly discourage this abandonment or will I have to take the steps for abandoned property? 

Networking and learning and taking action steps to reach my goals.

Some people are able to take action from reading and researching but I felt overwhelmed with all the information out there and it kept me in analysis paralysis mode FOR EVER!!

On top of that, there is little, if any, legislation to regulate their actions. 

AJ Osborne and Scott Meyers are industry leaders with actionable books and podcasts.I'd also encourage you to network with other storage operators and consider a JV on your first deal to learn in the field!

This is good action taking!

There just isn't enough action out here.I've averaged about $60k on each of the 3 I've done so far this year.

As a newbie who gets both more overwhelmed and more optimistic the more I learn, I am excited to begin thinking about what my Day 1 action is going to be, which makes me curious; which point in your journey do you consider to be Day 1?
