How to deal with tenant on tenant issues ?
Hi BP!
Some background; Been managing a newly acquired Triplex for over a year now with little to no issues, recently however, one of the tenants has been constantly complaining about noise created by the children of another tenant while that tenant is away at work, how can I mitigate the issue and have the tenants resolve it amongst themselves before the issue escalates? Have you had any issues between tenants and how have you distanced yourself from the situation, I would like to get better at property management as it is a requirement for scale!

Send the offending tenants a notice informing them that their has been a noise complaint regarding the children when no adults at home. Remind them that all tenants have the right to reasonable enjoyment and that you would appreciate it if they had a discussion with their children on this matter.
Follow it up by stating that further action, up to and including eviction, will be considered should there be any additional noise complaints. If they are close to the end of their lease or on M2M and the problem persists you non renew their lease.
Normally you do not want to be involved however it is likely that the good tenant will decide to leave and you will be left with the same problem of uncontrolled children when a new tenant moves in. I would suggest that you also do a inspection of the unit and see how much damage the children are doing.
