Then compare and if they can't produce anything better, fall back on the VA loan.I'm just say'n, you may find something that makes more sense.

@Vernell D Watson   having a license on Virginia and Florida and flipping, wholesaling, holding properties since 20069 I have not get any issue yet, I do disclosure that I have a license in front,  regarding commision,  depends,  if the deal makes sense, I prefer to give up the commision and get the deal,  but if  the deal is big I do work out the commission.   

Some contact me 6 to 9 months in advance before doing anything then to find the property when the search starts and close on something can be another 3 to 4 months.So if you have small reserves to start the second job might make sense or you do property management or tenant lease brokering in between sales for small pops of income.

However, if the rents are really low it may make sense to go double that amount.

There's probably an obvious answer to this and it's probably that it doesn't pencil out on paper but....Would it have made sense to go w/ a bulk order of prefab houses?

The Property I’m looking at needs total rehab, top to bottom.. was just asking to see if it would be beneficial and make sense to restructure it and make it 2 units.. 

in 2010 I even went to FL to look at some properties bun never pulled the trigger and have been reluctant ever sense. 

As @Michael Jones has mentioned it shouldn't stop your investment consideration if it still makes sense.
