Even as a rental property I'd want a more modern kitchen. 

I will put 5k-10k to modernize the property w my pops who is an unlicensed contractor and rent it out for $1800.

If you don't substitute chicken for beef or maintain old technology that's irrelevant to the index it may not change things for the individual at all.I still don't get how this turns Dave Ramsey into a fraud.
