LY 90% of our business was with out of state investors, and about half of that was in STRs.

Have any new-ish investors had success with a BRRRR within an hour of Philly (from Allentown to Wilmington) ?

Good contractors are tough to find, so this is the perfect platform to establish credibility among the investor community. 

My recommendation would be to reach out to investors currently investing in the market and call them to get referrals.

The fee increase for the permit was not exorbitant so that likely won't be a deterrent for professional hosts and investors.

Quckbooks was created for a much bigger animal than RE investors.

I think that this could be a great way to find people I could help get their homes sold by assigning them to a contractor/investor buyer.
