While I don't have an intimate knowledge of the Pittsburgh area, I've been lurking the listings for quite some time.

Glad to hear from a few people that they were pleasantly surprised and now prefer it.  

So, it feels like the right time to sell.I would love to 1031 into a bigger MF property, but we may not find a good opportunity in time.

I have underwritten about 50 parks so far and if you can find one onCity waterCity sewerCity owned streetsBuy it, you will find most are on well water (testing is the problem on a daily basis) septic or lagoon or leaching fields (doesn’t that sound pleasant) most parks don’t have separate meters for the lots so you have no way of knowing who is using most of the water, and even if its city water normally it is billed to the park and then you have to figure out a way to bill the tenants in accordance with that city or states laws.  

At that point in time you can also have them pay you.

@Felicia Lucco I think you'd be pleasantly surprised regarding what commercial loan options are becoming available for STRs if you talk to the right mortgage company. 

And lastly when you know this information intimately so that you can draw them a picture in their minds you will be able to inspire and help them see your vision of the final version.
